Trehus starts on site, the Thames Valley’s first timber-framed office building

The press release is taken from Hub’s website.

We have commenced works to deliver Trehus, a timber-framed, sustainable office development, the next phase of the One Maidenhead masterplan which we’re delivering in partnership with Smedvig. Trehus is the only speculative office building that will be delivered in the South East outside London in 2026, and is now on site with Glencar.

This phase follows the successful delivery of Phase 1 of the town-centre masterplan comprising over 400 new homes, six commercial units and new public realm. The construction of Trehus, led by Glencar, will complete in winter 2026.

Designed by award-winning architects Waugh Thistleton, world leaders in timber design and construction, Trehus optimises flexibility and adaptability to create a circa 65,000 sq ft futureproofed workplace. The timber structure reduces embodied carbon by 40% in comparison to a concrete frame and the façade design is intended to minimise solar gain while maximising natural light. The building targets BREEAM Outstanding and an EPC A rating.

Once complete, Trehus will offer best in class, well-designed workspace and amenities that prioritise wellbeing such as a roof terrace, rain gardens, biodiverse planting and outdoor seating. Trehus will have frontage onto One Maidenhead’s busy public square, which already features extensive soft landscaping, trees and seating, as well as new art installations from local artists.

The site is well located in the town centre and close to its railway station (with National Rail and the Elizabeth Line), providing local amenities as well as excellent connectivity.

Victoria Manston, Head of Development at HUB, said:

“Trehus will be a truly special building, the first of its kind in a market that is seeing strong demand. It not only serves as an attractive future office for a progressive, sustainability-minded business to call home, but its timber frame and stone façade will provide an elegant addition to the town centre’s streetscape. We’re pleased to see work underway on site so we can build on the success of Phase 1 of the One Maidenhead masterplan.”

Savills and Hollis Hockley have been appointed to seek a tenant:

Holly Purvis, Director, Office Agency at Savills, commented:

“Savills are excited to be working on this project as the only new build set to be delivered to the market in 2026. Trehus provides the Southeast office market with exactly what it requires – a bold, speculative Grade A office building with outstanding ESG credentials. We’re already witnessing strong tenant interest, driven by Maidenhead’s excellent transport connections to central London and the robust tenant demand observed in recent years.”

Chris Barrs, Partner at Hollis Hockley, commented:

“Trehus is set to be an exceptional new build office suited to forward thinking and environmentally conscious occupiers across all sectors. The regeneration in Maidenhead town centre continues to evolve and as part of the wider masterplan, this unique timber gateway building offers prominence and true best in class sustainability credentials for even the most demanding businesses.”
